Company Executives Tackle Longstanding Sprinkler Permitting Hurdle

When unforeseen municipal or technical obstacles arise, having experienced leadership on-site to ‘resolve’ issues in the moment is how we safeguard value and ensure transactions successfully finalize.”— Steve Tragash, SAGE PartnerROSELLE PARK, NJ, UNITED STATES, October 5, 2026 /EINPresswire.com/ — ROSELLE PARK, N.J. [October 5, 2026] – In the current commercial real estate environment – particularly within the multifamily sector – finalizing intricate deals demands considerably more than simply connecting a purchaser with a seller. It requires transaction specialists: seasoned consultants with a proven history of identifying operational issues, overcoming governmental obstacles and crafting resolutions where conventional transactions break down.

This hands-on methodology proved essential in the recently completed $23.45 million sale of Roselle Grand, a 119-unit garden-style residential complex situated on West Sumner Avenue in Roselle Park, N.J. Coordinated by SAGE Real Estate Advisors (SAGE), the transaction was led by firm Partners and Co-Founders Steve Tragash and Greg Pine, who represented the seller Roselle Grand LLC and secured the purchaser.

“While effective marketing that attracts the appropriate buyer interest is crucial, the true challenge lies in guiding the deal to completion,” said Tragash. “When unforeseen municipal or technical obstacles arise, having experienced leadership on-site to ‘resolve’ issues in the moment is how we safeguard value and ensure transactions successfully finalize.”

In addition to achieving a successful sale in a supply-limited Union County market, SAGE’s most significant contribution emerged during the due diligence phase when an unresolved municipal permit threatened the deal’s timeline. The borough required formal closure of an open permit dating to 1999 related to a stairwell sprinkler system installation. Addressing this matter necessitated locating the original project engineer to retrieve architectural plans. When initial documentation could not be found, the transaction encountered a substantial regulatory barrier that endangered the closing.

“Completing this transaction demanded complete operational coordination and a commitment to addressing difficult challenges directly,” added Pine. “This deal exemplifies SAGE’s distinctive advisory approach, demonstrating that real estate execution frequently depends on work performed well after contract signing.”

Rather than shifting the complication back to the seller and buyer, SAGE stepped in as problem-solvers and transaction coordinators. For nearly a month, Tragash and Sales Associate Katie Migner collaborated directly with municipal building officials, the local fire inspector and a newly engaged engineering firm. The group negotiated and coordinated efforts to generate the exact technical materials required by the construction department, assuming the operational workload to eliminate the regulatory barrier and achieve a successful closing.
Constructed in 1970, Roselle Grand provides studio, one-bedroom and two-bedroom residences with consistently strong occupancy. Featuring four buildings, the property delivers suburban convenience near Kean University, major regional employment centers, and convenient NJ Transit plus highway access to the Garden State Parkway and U.S. Route 22.
