Nelson Home Group: Seller concessions hit 39% of Kansas City closings

Kansas City’s housing market is showing a subtle but significant shift: more sellers are willing to help buyers with closing costs. A fresh analysis from Nelson Home Group, Keller Williams KC North, reveals that concessions appeared in 39% of home closings during the first half of October 2026, up from 33% during the same period last year. That six-point jump signals a market where buyers—especially first-timers—may have more leverage than they did just twelve months ago.

Seller contributions increased from 33% a year earlier, highlighting options for first-time buyers navigating closing costs.

According to the group’s review of Heartland MLS data, the median seller concession came in at approximately $6,000. The bump in concessions coincides with a broader slowdown in sales activity, as buyers and sellers recalibrate their expectations. The analysis also found that 42% of resale homes currently listed had been on the market for more than 60 days, with most of those properties already seeing price reductions.

For those entering the market for the first time, seller concessions can make a real difference in overcoming the cash hurdle at closing. Depending on the loan program and the specifics of the transaction, negotiated contributions can be applied to eligible closing costs or to expenses tied to lowering the mortgage interest rate.

“For a first-time buyer, the monthly payment and the cash needed to close are two separate hurdles,” said Joe Nelson, owner and team leader of Nelson Home Group. “A seller contribution can help reduce the upfront cash requirement. We compare the price, closing costs and financing together so buyers understand what an offer actually means for their budget.”

The market’s slowdown hasn’t hit every price point the same way. Below $500,000, new listings and contracts in early October were nearly flat compared with the same period last year. Above that threshold, new listings jumped 27% while contracts held steady. Meanwhile, the September median sale price was $332,000, up 3.4% from a year earlier—evidence that negotiating room can exist even as overall prices remain above prior-year levels.

It’s worth noting that the concession analysis is based on completed sales, meaning the terms may have been negotiated weeks earlier. Current competition, property condition, pricing and time on market all remain key factors when evaluating any individual home.

“A home that has been sitting may offer an opportunity to negotiate, but the right strategy depends on that property and the buyer’s needs,” Nelson said. “Sometimes closing-cost assistance matters more than a price reduction. Our job is to explain the options and help buyers choose terms they can comfortably afford.”

Nelson Home Group’s work with first-time buyers offers a practical look at how these dynamics play out. The team has closed 40 first-time-buyer transactions in 2026, most below $350,000. In September, a 24-year-old first-time buyer working with NHG agent Josh Seitz purchased a ranch home in the Raytown area using FHA financing, below the listing price, with the sellers covering his closing costs.

Nelson, a 21-year Air Force veteran and licensed mortgage loan originator, brings both real estate and mortgage experience to the team’s buyer education efforts.

Buyers can read the guide online or request a downloadable copy. The team also offers a free, no-obligation buyer consultation.

Why it matters: For buyers who have been priced out by upfront costs, the rising frequency of seller concessions could open doors that were previously shut. As the market cools and inventory lingers longer, negotiating closing-cost assistance may become a standard part of the Kansas City home-buying process, making homeownership more attainable for those with limited cash reserves.
