Longboat Key’s $38.45M Gulf-front estate hits the auction block in London

The rare chance to put a personal stamp on one of Florida’s most coveted beachfront addresses is about to go to the highest bidder. A sprawling new-construction estate on Longboat Key, already designed by an internationally recognized architecture firm, will be sold at auction next month—offering a buyer the unusual ability to finish a luxury home to their own taste.

An expansive new-construction estate rising on nearly two private Gulf-front acres on Longboat Key, Florida, will sell at auction via Concierge Auctions in cooperation with Joel Schemmel of Douglas Elliman Real Estate. The asking price is set at $38.45 million, with bidding opening 6 November on the firm’s online marketplace, conciergeauctions.com. The auction will wrap up live in London on 20 November at The Connaught in Mayfair, part of the firm’s London Global Sale showcasing a handpicked selection of luxury properties from North America and Europe over two days.

Sweet Sparkman Architecture & Interiors, an internationally acclaimed firm, designed the estate, which is largely built out with many finishes and selections already chosen and secured. With uninterrupted Gulf views, the property combines sweeping terraces and direct beach access, while leaving room for the next owner to put the final touches on a residence that promises to be an architectural landmark on Longboat Key.

“Sweet Sparkman Architecture has laid the foundation for something genuinely rare and the buyer who acquires this property will have the unique opportunity to complete an architecturally significant world-class residence in one of Florida’s most sought-after coastal communities,” said Chad Roffers, CEO and Co-Founder of Concierge Auctions. “With the architecture, the setting, the scale, it’s exactly the kind of singular offering our platform was built to present to buyers who understand what irreplaceable Gulf-front real estate truly means.”

“The distinction of this property lies in the combination of its architecture, its Gulf-front homesite and the privacy of its Longboat Key setting,” said Joel Schemmel. “An estate of this scale should feel as compelling in its design as it does in its relationship to the water. Here, an extraordinary residence is taking shape, with the opportunity for a buyer to shape the final expression of a home that is distinctly their own.”

Sweet Sparkman’s vision for the residence spans more than 32,000 total square feet, featuring 11 bedrooms, 13 full bathrooms, and four half bathrooms. A dramatic foyer opens into an expansive great room overlooking the Gulf, while the primary suite plans include dual spa-inspired bathrooms and bespoke dressing rooms. Multiple guest suites and a guest-level kitchenette round out the interior accommodations.

The home is designed for both grand entertaining and daily comfort, with a showpiece entertaining kitchen alongside a separate chef’s kitchen, a formal dining room, a temperature-controlled wine cellar, an office, a lounge, and a dedicated private cinema. A detached guest house and a separate pool house add extra privacy and flexibility for visitors or staff.

Outside, the resort-style grounds include a pool and spa, expansive terraces, water features, and layered landscaping that leads to the private beach, plus an attached seven-car garage. A rooftop deck captures panoramic coastal views, and plans allow for the possible addition of a private tennis and pickleball court.

Longboat Key is a barrier island stretching between Sarasota Bay and the Gulf, known for 12 miles of white-sand beaches, waterfront recreation, golf, and resort living. The property sits minutes from The St. Regis Longboat Key Resort and The Resort at Longboat Key Club, while nearby St. Armands Circle offers a range of shops and restaurants. Downtown Sarasota, about 10 miles away, is home to cultural landmarks including The Ringling, Sarasota Opera, and the Van Wezel Performing Arts Hall. Sarasota Bradenton International Airport is roughly 30 minutes away.
