When a newly completed luxury home with ski-in access hits the market at the base of Jackson Hole Mountain Resort, the clock starts ticking — and in this case, it stopped quickly. Concierge Auctions announced that 7750 North Lower Granite Ridge Road in Teton Village’s Granite Ridge enclave is now pending sale for $16.19 million, just 40 days after auction marketing began.

The property, listed at $19.995 million in partnership with Jake Kilgrow of Jackson Hole Sotheby’s International Realty, drew six competitive bidders. Designed by Ward Blake and completed in 2024 by New West Building Company, the residence combines contemporary architecture with rare direct access to the slopes — a feature that clearly resonated with buyers.

“A Ward Blake design, ski-in access at the base of the mountain, and a lot adjacent to public land: that combination doesn’t come along often in Teton Village, and buyers knew it,” said Chad Roffers, CEO and Co-Founder of Concierge Auctions. “Forty days from launch to a pending sale is the kind of result you see when a property this distinctive gets in front of the right people.”

Kilgrow echoed that sentiment, noting the scarcity of new construction in the area. “There are only so many homes in Granite Ridge, and very few of them are new,” he said. “Once buyers saw it in person, the conversation moved quickly. The property offered something distinct within Teton Village, and the response reinforced the demand we continue to see in this market.”

The estate itself was built for both grandeur and comfort. A Great Room with floor-to-ceiling windows anchors the main living area, flooding the space with natural light and framing the surrounding mountain scenery. The main level holds four ensuite guest bedrooms, while the upper floor is dedicated to a private primary suite, a junior suite, and an office or den. Downstairs, a media room, wet bar, wine room, sauna, gym, and flex space round out the amenities.

Outdoor living is equally considered: a built-in hot tub, gas fireplace, and an outdoor kitchen featuring a Wolf grill provide year-round entertainment options, while radiant heat on the front entry walkway and back patio ensures practicality during Jackson Hole’s heavy winters.

Location adds further appeal. Grand Teton National Park sits minutes away, offering hiking, mountain biking, rafting, and golf. The town of Jackson is close by with galleries, shopping, dining, and the National Museum of Wildlife Art. Jackson Hole Airport is roughly 25 minutes from the property, making national and international travel straightforward for owners.

Why it matters: The rapid sale of this Teton Village estate underscores the sustained appetite for high-end, ski-in properties in prime Western resort markets. It also highlights how auction-style marketing can compress a luxury home sales cycle from months to weeks, a trend worth watching for sellers and buyers alike.
