September MLS® home sales in Metro Vancouver fell 8.4 per cent year over year, with the apartment category leading the downturn.

MLS® home sales in Metro Vancouver* slipped 8.4 per cent compared with September of last year, pulled down primarily by the condominium sector.
Data from the Greater Vancouver REALTORS® (GVR) show 1,717 residential transactions in the region during September 2026, an 8.4 per cent drop from the 1,875 sales posted in September 2025. That total sat 25 per cent beneath the 10-year average for the month (2,289).
“Although overall sales dipped roughly eight per cent in September, that headline number masks the reality that the softness is isolated to the large apartment segment, which in recent years has represented about half of monthly transactions,” said Andrew Lis, GVR chief economist and vice-president of data analytics. “In contrast, attached and detached home sales finished modestly ahead of last September, aligning with our perspective that owner-occupiers are driving activity, while investor demand holds back awaiting improved conditions.”
New listings on the Multiple Listing Service® (MLS®) across detached, attached, and apartment categories totalled 5,852 in Metro Vancouver for September 2026. That marks a 10.3 per cent reduction from the 6,527 properties added in September 2025, yet remains 5.7 per cent above the 10-year seasonal norm (5,537).
Active listings on the MLS® system in Metro Vancouver currently stand at 16,394, a four per cent dip compared with September 2025’s 17,079. This figure is 24.3 per cent higher than the 10-year seasonal average (13,186).
For September 2026, the sales-to-active-listings ratio across all property types sits at 10.9 per cent. Broken down by category, detached homes record 9.7 per cent, attached homes 12.2 per cent, and apartments 11.4 per cent.
Historical patterns indicate that sustained ratios below 12 per cent tend to push home prices downward, while readings above 20 per cent over multiple months typically exert upward pressure on prices.
“The pairing of weak sales with declining inventory has kept price erosion gradual, as the composite benchmark slipped just 0.5 per cent month over month,” Lis noted. “Individual monthly shifts may seem minor, but the accumulation of these incremental changes has grown noticeable, with every market segment now showing roughly three per cent declines since January.”
The MLS® Home Price Index composite benchmark for all residential properties in Metro Vancouver is now $1,075,900. That reflects a 5.5 per cent reduction from September 2025 and a 0.6 per cent drop versus August 2026.
Detached home sales reached 575 in September 2026, up 4.2 per cent from the 552 transactions a year earlier. The benchmark price for a detached property is $1,784,700, down 7.3 per cent year over year and 0.8 per cent from August 2026.
Apartment sales totalled 777 in September 2026, an 18.6 per cent decline from the 954 sales recorded in September 2025. The benchmark price for an apartment is $682,500, representing a 6.2 per cent annual decrease and a 0.5 per cent monthly drop.
Attached home sales came in at 358 in September 2026, a 0.6 per cent uptick from the 356 sales in September 2025. The benchmark price for a townhouse is now $1,016,700, down 4.7 per cent from last year and 1.2 per cent from August 2026.
