Across the entire set, the typical price cut stands at 3.39% below the initial asking price. This figure represents a rise of 57 listings compared to the prior week, reflecting a 4.32% shift in the reduced inventory over seven days.

Out of these 1,376 listings, 782—representing 56.83% of the reduced group—have remained available for more than 60 days.
“What truly matters beyond the reduction amount is the time on market,” stated Brenden Rendo, Realtor with The Homes In Orlando Team at NextHome Neighborhood Realty. “A seller who has already made one cut and is still waiting shows both motivation and a readiness to negotiate on terms, which creates a different bargaining scenario compared to a freshly listed property with a confident price.”
Orange County holds the largest number of reduced properties with 573 listings. Lake County records the steepest average reduction at 3.78% off the list price, and Lake County also leads in the share of listings past 60 days at 61.31%. That share varies from 50.25% in Seminole County to 61.31% in Lake County, an 11.06-point gap, suggesting four distinct local markets instead of a single regional trend, meaning buyers comparing them are not evaluating similar situations.

Data encompasses only active residential listings, extracted from Stellar MLS via the Bridge RESO Web API and filtered to Residential property type, which excludes land, commercial, and lease entries. A listing is classified as reduced if its current list price falls below the original list price. Days on market is cumulative, meaning a listing withdrawn and then relisted retains its full history without resetting. Osceola County falls outside the coverage region and is not included. Counts are updated weekly and reflect October 4, 2026.
